How to build Instant Messenger?

Hi there

I really want to learn how to build my own Instant Messenger(IM), that has Chat Rooms with full admin control .

I hope, if someone give me advice .

From where should i srtart to learn these.

What kind of books or software will i need to learn these and so on.

Please advice me .
